Hiawatha Estates Covenants

The primary purpose of restrictive neighborhood covenants is to preserve property values, maintain privacy, and ensure residents can enjoy their properties without annoyance or offensive use by neighbors.

Purpose and Enforcement

Hiawatha Estates Covenants allow us as a community of homeowners to contractually agree on standards and rules to protect our mutual interests and property investments.

Restrictive Covenant Downloads:

Lots 4-25 inclusive, 47-51 inclusive, and 54-60 inclusive

Lots 26-46 inclusive, and 70-90 inclusive

Lots 61-69 inclusive and 53

The board of directors must approve requests to deviate from these restrictions. Approved, one-time exemptions are not a waiver, abandonment, or acquiescence by the HOA in any other covenant violations. Amendments and waivers can be obtained through the Hamilton County Register’s Office.
